What are the finishes the building comes in ?

The Garden Office range comes as standard in cedar cladding, Oak hardwood doors and windows with Oak trim. The timbers chosen are deliberately left as a beautiful natural finish to complement the surrounding environment. All windows, doors and external trim is treated with 6 coats of danish oil as protection. Alternatively your building may be constructed and finished in natural air dried European oak.

The roof of the pitched roof range is laid with cedar shingle tiles chosen to fit perfectly with its natural surroundings. The roof of the flat roof range is laid with Alwitra membrane which comes as standard in dark green/grey. This roof may be covered with a sedum lawn which as well as being naturally beautiful adds to the conservation value of the building.

Internally the building is skim plastered ready for decoration. The floor is laid with laminate flooring or alternatively hardwood planks. All internal timbers are left as a natural finish and oiled for protection.

Can I Change the layout of my building to suit the aspect of my garden ?

Yes, the Home & Office design consists of completely interchangeable panels whether solid, window or French Door.

Place windows and doors where you want them, you can have as many as you like. Either elegant fully glazed, half glazed modesty windows or above eye line vent windows (please call for details). Windows can also be solid or opening (poa)

How well is it constructed?

We pride ourselves in offering you the best quality garden office available. Built to the highest standard we meet building regulations requirements for

  • Structure (our own structural system forms 150x100mm posts every 1200mm in filled with 100x40mm studs at 600mm intervals)
  • Fire Safety (plaster board and skim plaster rating 30mins, or optionally Fermacell board rated at 60mins)
  • Resistance to Moisture (the building walls and roof are sealed and wrapped in Dupont Tyvec impermeable breather membrane)
  • Resistance to the passage of Sound (up to 45db noise reduction)
  • Ventilation (we have a fully ventilated roof system, removing cold spots and damage caused by condensation)
  • Conservation of Fuel and Power (100mm insulation in walls, 150mm in floor and ceiling, 1" 'k' glass double glazing)
  • To the latest British Standards 2006 for residential buildings - BS EN ISO6946 for U- Values and BS EN ISO 13788 for condensation risk
  • Glazing safety ( toughened safety glass)

Our buildings are built to the same standard as a new timber framed home. We use the same standard whether 12m sq or 60m sq plus, whether for use as an office or accommodation.

How well is it built?

Our standards of workmanship are second to none and we use only select grades of timber from sustainable sources. The illustrations above show detail shots of our craftsmens' work and materials.

Do I need solid foundations?

The answer is an emphatic YES, don't skimp on your foundations. Any building of substance needs solidly constructed foundations and should not be laid directly on ground or hard standing. Frost, Moisture Ingress, Ground movement especially near trees can cause real failure to any structure and cost a lot of money to fix. We install substantial pile and pad foundations, designed as an integral part of the complete building, as standard (min 500mm wide and 1000mm deep) . A further benefit of pile and pad foundations is that air flows freely under the building keeping the structure dry. If you already have a slab base or wish to install foundations yourself we will be happy to discuss the options with you.

What about accommodation or staff facilities?

You can incorporate wash room, toilet, shower and kitchen facilities in any of our buildings and indeed a number of our clients use offices as additional guest accommodation. Please call to discuss the options.

 

 

 

 

 

 

 

 

 

 

How much does it cost ?

We have a standard price for our standard buildings, please request a brochure and price list for full details. The standard price includes the building, all foundations, electric fittings for power lighting and heating, door and window furniture, skirting and laminate flooring, fully plastered interior and rainwater goods.

Each office may be modified by adding additional glazing panels, skylights and other finishes such as hardwood floors. For prices for these options please contact one of our consultants.

We offer Fixed Term Rental Plans for businesses allowing you to spread payments and with a tax saving of up to 40% of the cost, helping improve your businesses vital Cash Flow.

Please note published prices exclude VAT which is charged at the standard rate. You may be able to claim the VAT back please check with your accountant.

What are the extra costs?

We have done the best we can to avoid any hidden costs, however each situation and site differs. You will need to provide a clear level site free of materials, roots, trees and shrubs to 1m each side of the proposed building. You will also need to provide services (electric, water, phone) to the building. We will be happy to quote for any of these services work after visiting your site.

 

Will the building keep its value?

Because you are investing in a properly constructed building in its own right you should retain the value of the building at least and it should increase in line with the value of your property, giving you a return on your investment. A number of our clients have found that because of their garden office they have been able to sell their property quickly in times where the housing market was slow.

What guarantees do you offer?

There is a 10 year guarantee on all our buildings for structural defect caused by bad workmanship and 12 months defect on all fixtures and fittings. However if maintained properly they should last a lifetime. We have an insurance backed guarantee through the Guild of Master Craftsmen on any deposit held by us for work to be carried out, giving you not only security but peace of mind.

 

Will I need planning permission?

In most cases planning permission is not required and all our offices fall under the requirements for 'permitted development'. Just make sure that

  • (1) you place the office more than 5m from the house
  • (2) do not encroach within 20m of a highway
  • (3) stay behind the line formed across the front of your house
  • (4) you check that you are not in a conservation area, area of outstanding natural beauty or a listed building as you will need to seek permission in these cases

You will require building control approval for buildings over 30m sq or you are installing toilet or accommodation facilities

How is an office installed?

Our well trained installation team arrives either two days before to prepare the foundations or on the same day as the building. We will need 20m of parking access to unload. The building is in compact panel form and is suitable to be carried through terraced housing, ground floor flats and down side alleys. The structural floor is laid first and sealed weather tight for the duration of the project. Followed quickly by the walls and roof panels giving a sealed building within a few days. This is followed by first fix and second fix electric and any other services, plastering and interior and exterior finish, including tiling and decking. Finally we will thoroughly clean your building and have a walk through with you before handing over the keys. No mess, minimal fuss and no hassle.

How soon can I have a new office?

We will provide you with a full schedule of the works and arrange for all trades to fit in with the time scales. Our experienced foreman will look after your project on a day to day basis and ensure that you are fully satisfied at each stage. However these are not simple buildings and will take between 7 to 10 days to complete for the smaller sizes and up to three weeks for the larger buildings. We don't compromise on finish or build quality by rushing the job or try to compromise design or structure by cutting corners. It might take a little more effort but they'll last much much longer.

We are usually four to six weeks from completion after taking an order

How do I buy an office?

We will discuss the options with you and arrange to visit you or you can come to our show room to finalise the design and costs. We will send you a full set of plans and order pack for your consideration.

To make an order you will need to return the pack, signed together with the deposit (typically 40%) followed by further payments of 40% on manufacture, and 20% on completion.
